The acquisition of raw and developed real estate is a central component of Knowles Gallant Timmon’s transactional real estate practice. Because of the scarcity of available land in prime locations, assembling disparate tracts and securing necessary appurtenant easements are routine components in almost all urban development. Furthermore, the rise of new urbanism, master plans, and mixed uses within a common scheme give rise to complex schemes of reciprocal easement rights and must work in a coherent fashion in order to maximize development value. Technical focus with respect to these legal rights is a forward-looking imperative for any assemblage or acquisition.
